Why
I kept hearing the same story.
I’d ask a landlord something that sounds simple — did this property make money last year? — and watch them go quiet. Not because they didn’t care. Because the answer was scattered across places that never met. Rent they were fairly sure had been paid, somewhere in a WhatsApp thread. A repair no one could verify, sitting as an invoice in an email. Costs that crept up quietly across a spreadsheet, a bank statement and a caretaker’s memory.
Every piece existed somewhere. Nothing added up anywhere.
What struck me was that this wasn’t a small-portfolio problem. People running ten units had the same gap as people running two, and the software they’d tried mostly collected rent and stopped. Once the rent was in, the story ended — which is exactly where the interesting question starts.
So what
Propklar keeps the money and the work in the same system. A repair in March lands in March, against the property it happened to, not in a spreadsheet your accountant opens a year later.
That one decision changes what you can ask:
- Net income per property, not just a portfolio total. Revenue, expenses and margin for each property, over whatever period you pick — and two properties side by side when you want to know which one earns its keep.
- Costs traced back to their cause. Every repair, inspection and invoice sits against the property it hit, so a rising number arrives with a reason attached.
- One place your manager writes to. They log a payment, a repair or a document once, with the receipt attached, and you see it the moment it lands. No calls, no screenshots, no end-of-month summary that quietly leaves things out. They never see your portfolio finances.
- Arrears that age themselves. Annual, quarterly and monthly terms each build their own rent schedule. Part payments carry forward, and balances sort themselves into current, 30, 60 and 90+ days without a formula in sight.
- Inspections that actually happen. Build a checklist once, set it to repeat, and Propklar chases the check. Completed reports share by link, so an owner or an insurer can read one without an account.
- Tenants on a browser. Phone number and a code — no app to download. They submit requests, upload payment proof and check their own balance, and see nothing belonging to anyone else.

Now what
The next stretch is about delegation getting safer as portfolios grow: approvals and owner controls, so the person doing the work and the person carrying the risk aren’t the same account. Then reminders where people actually are — WhatsApp and SMS rather than another email — and Paystack auto-reconciliation, so a payment landing in the bank and a payment landing in the ledger stop being two separate events.
Underneath that, I’m widening what a property is allowed to mean. Right now the system understands rent, costs, repairs and inspections. The assets inside a property have their own lifecycles — a roof, a boiler, an HVAC unit — and once those are first-class, the question shifts from what did this cost me to what is this going to cost me, which is the question worth answering.
